Maia grew fast and much of its housing is recent. That changes the work: less old pipework and more equipment, wall hung boilers, electric water heaters and electric blinds with motors and remotes. In Águas Santas and Pedrouços, closer to Porto, the buildings are older and plumbing and consumer unit faults come back.

From Cidade da Maia to São Pedro Fins: the homes we work in

About half of the council’s population lives in Águas Santas and in Cidade da Maia, the parish that joins Gueifães, Vermoim and old Maia. That is where most of the apartment blocks are, and a fault in a shared part such as the soil stack reaches several flats at once.

Pedrouços, the most densely populated parish in Maia, borders Paranhos, in Porto. Águas Santas, with the river Leça running through it, borders Ermesinde and Rio Tinto. Their older blocks have tired pipework and strap operated blinds worn by years of use.

Castêlo da Maia joins five former parishes: Santa Maria and São Pedro de Avioso, Gemunde, Barca and Gondim. More than half of its land is still fields and woodland, and in the council’s studies for its master plan it appears among the parishes with the most buildings in need of repair.

Moreira holds the airport, at Pedras Rubras, and a large industrial zone. To the north east, Folgosa and São Pedro Fins, with the highest point in the council, are still farming country, with houses spread out between fields.

In a block: your pipes or the building’s stack?

If only the kitchen sink is standing full, the problem is usually in your own branch pipe. If water backs up in more than one fixture, or shows up in the flat below, the plug is in the soil stack, a shared part of the building. We check before starting, so the bill goes to the right party: you, or the condomínio, the owners’ association.

In a house: garden chambers and roots

At a house, waste runs through chambers in the garden to the sewer or a septic tank. Roots get in at the joints, grease builds up at the bends, and one day the chamber overflows. We work through the chambers already there, nearly always without lifting the paving.

Motorised blinds and strap blinds

In newer homes, a blind that will not go up is often an electrical problem. We check the remote, which may have lost its pairing, the wall switch and the power supply before the motor. If the motor is beyond repair, it is replaced with an equivalent.

In older blocks the strap wears, the spring tires and the blind drops or jams halfway. We carry straps, springs and slats in the van, and our blind repair in Porto works the same way here: most jobs are finished in one visit. Until then, do not force the strap: that snaps slats.

What to tell us when you call from Maia

Give the parish and the street first. Since parishes were merged, the official name is not always the everyday one: if you live in Gueifães or Vermoim, say so as well as Cidade da Maia. In Castêlo da Maia, add the locality, Avioso, Gemunde, Barca or Gondim.

In a block, give the floor and door, and if we need the garage, arrange it with the building administrator. If you rent, tell your landlord before the work.
